Why Preventive Maintenance?
Most equipment is in need of preventive maintenance. It may be simple or it may be complicated, depending on the equipment and scheduled task. Your automobile
manufacturer says to change the engine oil every 3000 to 5000 miles. This maintenance
typically costs $35 using a mechanic. However, by neglecting the engine oil change and
continued operation will ultimately cost thousands of dollars in repairs. Your Ozone Treatment
System is the same way! There are many components that all make up a complete Ozone
system. Each component has specific manufacturer recommendations for preventive
maintenance throughout the year. Not following the manufacturer's preventive
maintenance guidelines will lead to an unnecessary failure, down time and costly
repairs. It’s your choice.
The Basics of Preventive Maintenance
Typical Components of an Ozone Generator Treatment System:
Air Compressors
The three types of Air Compressors are Oil-less, Oil free, and Oil lubricated - all require Preventive Maintenance.
Oil-less Compressor - requires the replacement of the intake filter element, cylinder sleeves, piston cups, head gaskets, and valve plates every 10,000 hours of operation or as per manufactures recommendation.
Oil-free Compressor - requires the replacement of the intake filter element, oil filter cartridge, Teflon cylinder & piston sleeves, head gaskets, etc. and changing of the oil pump lubricant quarterly or as per manufactures recommendation.
Oil lubricated Compressor - requires the replacement of the intake filter element, oil filter cartridge, and changing of the oil pump lubricant quarterly or as per manufacturer's recommendation.
Replace the supply air filter elements quarterly and cleaning the air receiver tank condensate drain valve monthly.
Check for proper pressure, temperature, operation and log parameters daily.
Compressed Air Filtration
The 4 stages of air filtration
1st filter is a Pre-air filter, it removes solids & liquid from the compressed air stream.
2nd is a Coalescing air filter, it removes liquid & oil from the compressed air stream.
3rd is a Post air filter, it removes dust & particles from the compressed air stream.
4th is a Carbon air filter, it removes vapor & odor from the compressed air stream.
Air filter elements, filter housing, filter bowl, O-rings, and float drains all require quarterly Preventive Maintenance.
Oxygen Concentrators & Air Dryers
Maintaining oxygen purity and an acceptable dew point requires Preventive Maintenance.
Poor oxygen purity and dew point will lower ozone production and ultimately cause nitric acid and other contaminants to build up in the ozone generator.
Using meters to check the air quality is critical. The Oxygen purity should be a minimum of 90%. The Desiccant air dryer dew point should be a minimum of minus 80 ° F.
Replace the solenoid valve diaphragms, shuttle valve, purge valve, desiccant beads, O-rings, and rebuild kits recommended by the manufacture annually.
Clean Refrigerated air dryer coils with chemical coil cleaner.
Replace internal compressed air filter elements annually.
Check for proper switching cycle & purge operation and log parameters daily.
Ozone Generator
An overhaul of the Ozone Generator is required to maintain ozone production and limit failures.
Disassemble the ozone cell(s) and clean out nitric acid and other contaminants from high voltage surfaces.
Replace head gaskets, O-rings, fuses, bushings, spacers, and rebuild kits recommended by the manufacture at least annually.
Clean high voltage transformer, circuit boards, and electronics of dust buildup.
Replace cabinet foam filter mats and check cooling fan operation.
Rebuild check valves and check the backflow device for proper operation.
Clean gas flow meter(s) and distribution manifolds of nitric acid buildup.
Test safety interlocks - use an Ohm meter to confirm proper operation.
Purge the system as per manufactures recommendations before producing ozone.
Check for ozone leaks with potassium iodine solution.
Check for proper volts, amps, pressure, vacuum, gas flow, etc. and log parameters daily.
Cooling Water Chiller
Water cooled ozone generators require a steady source of clean and cool water to keep the ozone cells from overheating - Preventive Maintenance is required.
Clean cooling water chiller coils with chemical coil cleaner.
Replace cabinet foam filter mats and check cooling fan operation.
Check water reservoir level - clean water filter and liquid flow meter.
Check for proper pressure, temperature, operation and log parameters daily.
Mixing System
The typical ways of mixing ozone gas with water are using a venturi injector or a diffuser bubble stone - Preventive Maintenance is required.
Injectors & diffusers need to be cleaned using chemical cleaners to remove calcium hardness from the contact surfaces. A store bought “calcium, lime, & rust remover” product should work by soaking and/or using a hard brush.
Rebuild check valves and check the accuracy of the pressure gauges.
Disconnect and flush the ozone line from the ozone generator back to the injector with clean water to remove nitric acid buildup - the nitric acid will pit stainless steel pipe and cause pinhole leaks.
Check for proper pressures & operation and log parameters daily.
Contact Tank & De-gas Valve
The contact tank and de-gas valve help to remove ozone gas from the water before it enters the application - Preventive Maintenance is required.
Flush the contact tank of sediment and organic buildup annually.
Clean the de-gas valve internals and replace the O-ring, gasket, and rubber seat.
Ozone Destruct Unit
After the un-used ozone gas is removed by the de-gas valve, it is sent to the ozone destruct unit. The destruct unit uses a chemical reaction and heat to break down the ozone gas and turn it back to air - Preventive Maintenance is required.
Check catalyst bed differential indicators and replace catalyst when needed.
Check vortex blower and heating element operation.
Check water trap level and fill trap with water as needed.
Check for proper vacuum, temperature, operation and log parameters daily.
Ultra Violet Systems
UV light can be used to disinfect water or remove unwanted ozone from the application water - Preventive Maintenance is required.
Clean the UV bulbs and components as needed but at least annually.
Check for proper operation and log parameters daily.
Media, Bag, & Cartridge Filters
To remove sediment, organics, and waste from water needs filtration - Preventive Maintenance is required.
All types of filters require service - backwashing, bag & cartridge replacement, and media change are required daily, weekly, monthly , and annually.
Check for proper pressures & operation and log parameters daily.
Monitors
Most monitor manufacturers recommend a Preventive Maintenance service annually to keep the equipment working properly. There are many brands and types of monitors on the market and most likely some are in use at your facility.
High Concentration - UV absorption type - measures ozone gas concentration with in the process piping - recommended calibration to NIST standards.
Ambient - UV absorption & Electrochemical type - measures ozone gas concentration in the working environment - recommended calibration to NIST standards.
Dew Point - electronic & manual - measures the freezing point of an air stream.
Oxygen Purity - electronic - measures the percentage of oxygen in an air stream.
ORP (Oxidation Reduction Potential) electronic - measures the millivolt signal in water - the millivolt reading is used to measure the cleanliness of water.
Dissolved Ozone - electronic & chemical - measures the PPM (parts per million) of ozone in water - the probe membrane and electrolyte solution needs replacement.
Preventive Maintenance is being involved and keeping with the basics.
A Preventive Maintenance schedule should never read “Repair Upon Failure”.
Regular Pre-scheduled Preventive Maintenance will minimize equipment failure and costly emergency repairs.
Preventive Maintenance is keeping small manageable problems from becoming a BIG unnecessary issue.
